We are presenting you with a flat-pack self-assembly building kit in a contemporary design. This modern 35m2 building with a mezzanine comes as a flat-pack building shell. Our building offer allows you for any interior arrangement including converting it into an office space, guest house, holiday/relaxation area, and more.
This flat-pack set includes materials needed for the assembling of the building as a shell. The building assembly should be carried out using provided instructions. The building elements have been prefabricated in our factory by a qualified professional team and quality controlled during all production stages.
SPECIFICATIONS AND WHAT IS INCLUDED
The interior arrangement presented in different sections of this offer is for advertising purposes only and aims to serve as an inspiration. Our kit is based on a do-it-yourself flat-pack building kit, which, when assembled, is a building shell; including doors, windows, mezzanine rail, stairs, and exterior cladding. Please note: pergola is not included in the price. It is considered an extra.
Please note: electrical installation, plumbing, and other finishes are to be done by the client. This includes painting, furnishing, and decorating.
The mezzanine takes up half the area of the house; the height to the ridge in the mezzanine is over 180 cm. The height under the mezzanine and in the toilet is 250 cm. The two large skylights 68cm x 118cm allow plenty of sunlight.
Windows – 1,4 W/m2K – mounted on the expanding tape (providing better thermal insulation as opposed to the expanding foam).
The anti-burglary entrance door, with a comfortable width of 90 cm, ensure comfortable use; made with high-quality materials – door type; heavy and quiet. The doors have vertical glazing and are mounted on the expanding tape. Core 55 mm.
Patio entrance; double-doors, 240cm high x 250cm wide, the openable part 80cm wide, type; tilt and turn, and non-openable part, asymmetric. Double glazed PVC windows, color; anthracite on the exterior, white on the interior. Windows mounted on the expanding tape. Uw window: 1,29 W/ (m2* K) PERFECTLINE-color-5 chambers.
Bathroom window 122cm high x 62cm wide, double-glazed PVC, type; tilt and turn, color; anthracite on the exterior, white on the interior. Windows mounted on the expanding tape. Uw window: 1,29 W/ (m2* K) PERFECTLINE-color-5 chambers.
The construction of the building is done with certified C24 timber – Scandinavian wood which does not require impregnation (moisture content 18%). All walls are made of SIP panels, including partition walls, external walls, a mezzanine floor, and a roof.
Windproof membrane under façade panels and construction panels C24, modern generation roof membrane, certified carpentry screws (Torx).
Foam sealant with a branded dispensing gun, waterproofing agent for the external walls, stapler type ‘tacker’ with staples for fixing membrane, mineral wool strip needed to seal the ridge, foundation foil (30cm wide).
Elevation planks and roof soffit – pine, about 14cm, does not require sanding, requires impregnation for chosen color. Planks to be mounted with the use of Torx screws. Dry materials; moisture content 18%.
Contemporary roof (brand Budmat; European metal roofing sheet manufacturer), roof color RAL 7016 – anthracite matte.
The roof is installed with fasteners in designated areas, not visible after installation (under roof sheet overlap). Roof sheet type Prime Click, new solution on the market and very easy to install. Cladding sheets are made from the same material as described above. Any additional cladding is also made in the same color RAL 7016 – anthracite matte (as above).

The price includes a do-it-yourself flat-pack building kit, which, when assembled, is a building shell; including doors, windows, stairs, mezzanine rail, and exterior cladding (exterior pergola is not included). Ground floor flooring is not included. Price does include materials needed to assemble the building as a shell.

15 cm – EPS80 core. Parameter U0.23. It is possible to insulate external walls with a layer of wool 3 cm or 6 cm (under the façade). With wool 3 cm, we will get the parameter of up to U 0.20. In the case of insulation with wool 6 cm, and we get the parameter U0.18.
The external pergola set includes (pergola is not included in the price, please refer to the extras pricing or contact us for more details):
- Construction beams, 60 x 145, to be colored/impregnated by the client. Beams are cut and drilled ready for assembly.
- U-type anchors/anchors painted with matte black powder paint.
- X-type wall braces/fixings, discreet fittings between the spans, /painted with matte black powder paint.
- X-type ridge braces/fixings, discreet fittings between the spans, steel, /painted with matte black powder paint.
- Set of mounting screws/black color.
- Installation instructions.
As a client, you will be responsible for the unloading. Drivers from external companies that provide services for us are not responsible for the unloading.
Our time spent in the factory during the prefabrication processes significantly reduces the amount of work to be done by you/or your contractor on site. In comparison to the traditional building methods, our flat pack building takes 70% less time to erect and significantly reduces the costs of erection, by up to 65%.
Reduction of work time on site means less money spent on the contractors, lower electricity consumption, less noise, and disruption as well as the minimized amount of waste and the costs related to waste disposal. There is no drying and waiting time for the next construction phase. No need to insulate the building after erecting the walls – SIP panels have a 15cm EPS core.
It is possible to finish the whole project in a time shorter than one month even when taking into account furnishing and other finishes after the building erection.
Recommended foundation – concrete slab.
Warranty – three years.
