Part L — Conservation of Fuel and Power

Yes. All permanent modular buildings must meet Building Regulations. This includes Part L for energy, Part B for fire safety, Part M for accessibility, and Part F for ventilation.

KC Modular buildings meet or exceed all of these standards. Because we design compliance in from the start, there are no surprises during inspection.

Our bespoke steel-frame buildings achieve excellent thermal performance. Walls reach 0.16–0.18 W/m²K. Roofs and floors reach 0.11 W/m²K.

We also use triple-glazed windows rated at 0.5–0.7 W/m²K. As a result, these figures beat Part L 2021 requirements by a wide margin.

Yes. We use KINGSPAN QuadCore panels rated EI 30–45 and REI60. All buildings include FD30 or FD60 fire doors as standard.

In addition, every design includes an integrated fire alarm system. This means full Part B compliance is built in from the factory.

Our buildings are designed for a 50 to 75 year lifespan. We use C24 structural timber, galvanised steel frames, and premium insulation.

Because of these materials, our buildings match or outlast many traditional constructions. They also hold their value over time.

We hold a full suite of ISO certifications. These include ISO 9001, 14001, 27001, 22301, EN 1090, and EN 3834.

We are also TÜV and NCC certified. In addition, we hold Constructionline Bronze membership and SSIP Acclaim health and safety accreditation.

It depends on the project. Some modular buildings fall under permitted development rights.

However, most commercial and permanent residential projects need planning permission. We recommend checking with your local planning authority before you start.

We offer a 15-year structural warranty Frames are covered for 10 years. Panels and roof get 5 to 10 years of protection.

Windows and doors are covered for 5 years. Internal workmanship is guaranteed for 12 months. These are among the longest warranties in the UK modular sector.

Very efficient. Our buildings achieve EPC A ratings. Air permeability is just 1.57 m³/(h.m²) — well below the required threshold.
