The KC ISO Frame System is a factory-built steel modular platform designed for rapid deployment, repeatable installation and long-term durability. Because each unit is precision-engineered off-site and delivered ready to use, you benefit from faster build times, lower site costs and guaranteed quality — regardless of weather or ground conditions.
Furthermore, ISO Frame units are fully stackable to three storeys and available in three performance tiers — Standard, REI60 fire-rated and Part L 2021 A-rated — making them suitable for offices, welfare facilities, classrooms, security cabins and multi-storey commercial buildings across the UK.
Unlike traditional construction, the ISO Frame System is manufactured entirely in our controlled factory environment. As a result, each unit arrives on site with 90% of the build already complete — including insulation, electrics, flooring and internal finishes. Installation consequently takes just 1–3 days, even for multi-module configurations.

What sizes are available for ISO Frame modular buildings?
ISO Frame units are available in four standard sizes: 10ft × 8ft (anti-vandal cabin), 20ft × 8ft (standard office/welfare), 32ft × 10ft (large open-plan), and 50ft × 28ft (multi-room complex). Custom sizes are available on request for bespoke projects.
Can ISO Frame units be stacked to create multi-storey buildings?
Yes. ISO Frame units are engineered to stack up to three storeys high. Each unit undergoes load compression testing to verify structural integrity for stacking. Multi-storey configurations require site-specific structural calculations, HIAB crane installation, and engineered lifting plans — all of which we provide as part of the project package.
Do ISO Frame modular buildings require planning permission?
It depends on the intended use, duration, and site. Temporary structures used for fewer than 28 days may fall under permitted development. Permanent or semi-permanent installations typically require planning permission. We recommend consulting your local planning authority. What is the difference between the Standard, REI60, and Part L tiers?
The Standard tier uses mineral wool insulation and is suited to storage, site offices, and short-term use. The REI60 tier adds 60-minute fire resistance, certified fire doors, and emergency lighting — required for schools, healthcare, and multi-occupancy buildings. The Part L tier is our highest-specification unit: KINGSPAN QuadCore insulation, triple-glazed windows, SCOP 4.5 heat pump, and A-rated energy performance compliant with Building Regulations Part L 2021.
How long does it take to manufacture and deliver an ISO Frame unit?
Standard units are ready in 4–6 weeks from confirmed order. Bespoke or large-format configurations take 8–12 weeks. We deliver UK-wide to England, Wales, and mainland Scotland as standard. Northern Ireland and island deliveries are available by quotation.
Can I hire an ISO Frame unit rather than buying outright?
Yes. We offer weekly hire from £50/week for 10ft anti-vandal cabins up to £200+/week for large 50ft × 28ft complexes. Hire-to-buy is also available, where weekly hire payments contribute toward the outright purchase price. Asset finance over 3–7 years is available via our finance partners.
What foundations are required for an ISO Frame modular building?
Foundation requirements depend on ground conditions, unit size, and whether the building will be stacked. Options include screw pile foundations, concrete pad foundations, and adjustable steel plate systems. We carry out a pre-installation site survey to assess ground conditions and recommend the most appropriate solution. Foundation costs are quoted separately per project.
Are ISO Frame buildings fully relocatable?
Yes. Units can be disconnected from services, lifted by HIAB crane, transported, and reinstalled on a new site. This makes them ideal for businesses that may need to move, expand, or repurpose space in the future — with no loss of asset value.
What warranties are included with an ISO Frame modular building?
ISO Frame units include a 10–15 year structural warranty on the steel frame, 5–10 years on insulated panels and roof, 5 years on windows and doors, and 12–24 months on internal workmanship and installation. GEBERIT plumbing systems carry a 25-year manufacturer warranty. Extended warranties are available for public sector and framework clients.
Do you supply ISO Frame buildings across the whole of the UK?
Yes. We deliver and install across England, Wales, and mainland Scotland as standard. Deliveries to Northern Ireland, Scottish islands, and other UK islands are available by quotation. On receipt of your 40% deposit, production begins in our factory. Your unit is manufactured under ISO 9001 quality management with full traceability. 90% of all work is completed off-site — no weather delays, no wet trades.
Delivery & Installation
Your unit is transported to site and positioned by HIAB crane. Our certified installation team connects all services — electrical, plumbing, heating — and completes final fit-out. 55% payment is due before dispatch; the building is inspected and signed off at factory prior to loading.
Handover & Aftercare
Final 5% retention is due within 14 days of delivery. You receive a full compliance pack including O&M manual, electrical certification, structural warranty, RAMS documentation, and all ISO certificates. Our aftercare team is available for any post-installation queries.
