The Business Case
Why Finance Is Used on Modular Projects
Modular building projects often require predictable monthly costs to unlock internal approvals, preserve working capital, or align capital expenditure with operational budgets — while still delivering usable space quickly and to a confirmed specification.
-
📈
Monthly Budget Alignment
Spread capital cost into predictable monthly payments aligned to operational use — supporting internal budget approval and cash flow planning.
-
📋
Scope-Confirmed Costing
Finance routes are only explored once system type, module count, specification, and delivery scope are fully confirmed — ensuring realistic, lender-ready figures.
-
🏗
Working Capital Preservation
Retain liquidity for core operations while still delivering permanent or relocatable modular space on programme — particularly valuable for SMEs, education, and public sector clients.
-
⏱
Speed Without Full Upfront Cost
Modular builds deliver usable space in 8–16 weeks from order. Finance allows projects to proceed at pace without waiting for full capital release.
ⓘ Specifications, costs, and finance eligibility vary by site conditions, compliance requirements, lender assessment, and confirmed project scope.

Lender-Ready Documentation
What a Finance-Ready Quote Pack Includes
Every KC Modular quote pack is structured to give you — and your lender — a complete, auditable basis for finance assessment. Six core elements are defined before any monthly cost is calculated.
Element 1
Defined System
ISO Frame, Bespoke Steel Frame, or Timber Frame — selected based on project requirements, site constraints, and intended use. System choice directly affects finance structure and asset valuation.
Element 2
Defined Size & Layout
Total footprint (m²), module count, floor plan intent, and storey configuration. Sizes range from 15m² single units to 2,000m²+ multi-module programmes — all confirmed before costing.
Element 3
Defined Specification & Scope
Internal fit-out level, MEP (mechanical, electrical, plumbing), insulation specification, window and door schedule, flooring, and all inclusions itemised — KINGSPAN QuadCore, GEBERIT sanitary, and heat pump options where applicable.
Element 4
Delivery & Logistics
Delivery postcode, site access assessment, cranage and HIAB requirements, ground conditions, and any transport restrictions — all factored into the quote to avoid hidden costs post-approval.
Element 5
Compliance Pathway
Project-specific compliance route documented where applicable — including Part L 2021 (energy), Part B (fire), Part M (accessibility), structural certification (ISO 1090), and sector-specific standards (NHS, education, public sector).
Element 6
Timeline & Programme
Target manufacture window, installation date, and any phased delivery requirements documented. Typical lead times: 8–12 weeks (ISO Frame) to 12–16 weeks (bespoke) from confirmed order.
ⓘ All quote packs are prepared to lender-ready standards under ISO 9001 Quality Management. Compliance pathways reference UK Building Regulations (Part L, Part B, Part M). Specifications and costs vary by site conditions and project requirements.
Three Build Systems · One Finance Process
Choose Your Build System
All three systems can be adapted for offices, welfare units, showrooms, classrooms, healthcare, hospitality, and residential accommodation. Finance assessment is always scope-first — system type, module count, and confirmed specification drive the monthly cost, not the other way around.
Volumetric Steel
ISO Frame System
Factory-built volumetric steel modules designed for repeatable, fleet-style deployments. Stackable to three storeys, ISO 1090 & ISO 3834 certified, with 90% factory completion for rapid on-site installation. Ideal for commercial offices, welfare units, and multi-unit programmes.
Finance suitability: Well-suited to asset finance and hire-purchase due to standardised module values and strong resale characteristics.
Engineered Flexibility
Bespoke Steel Frame
Fully engineered bespoke modular buildings designed to your exact brief — up to 13.5m × 4.0m per module (subject to site access and transport logistics). KINGSPAN QuadCore panels, Part L 2021 A-rated energy performance, and custom layouts for education, healthcare, commercial, and public sector clients.
Finance suitability: Typically financed via lease or structured asset finance. Bespoke specification confirmed before any finance assessment begins.
Accommodation-Optimised
Timber Frame System
C24 structural timber frame modules and chassis formats optimised for holiday parks, glamping resorts, residential annexes, and leisure accommodation. TÜV & NCC certified to EN 1647 and BS 3632. Triple-glazed, Rockwool-insulated, and available fully furnished with GEBERIT sanitary systems.
Finance suitability: Hire-to-buy and lease options available for park operators and leisure developers. Multi-unit programmes supported.
ⓘ All three systems are manufactured under ISO 9001 Quality Management and comply with UK Building Regulations (Part L 2021, Part B, Part M). System suitability for finance depends on confirmed scope, lender assessment, and project value.

Finance Pathway in 6 Steps
Every finance-supported modular building project follows the same structured pathway — scope confirmed first, finance assessed second, manufacture third. No monthly figures are issued until Steps 1–3 are complete.
Step One
Define Use Case
Confirm the primary use case — office, welfare, classroom, healthcare, showroom, retail, or accommodation. Use case determines compliance pathway, fit-out level, and system suitability.
Step Two
Select Build System
Choose from ISO Frame (volumetric steel, stackable, fleet-ready), Bespoke Steel Frame (up to 13.5m × 4.0m, fully engineered), or Timber Frame (TÜV & NCC certified, accommodation-optimised). System drives asset value and finance structure.
Step Three
Confirm Scope & Specification
Full fit-out level, MEP (mechanical, electrical, plumbing), insulation grade, window and door schedule, flooring, and all inclusions confirmed in writing — KINGSPAN QuadCore, GEBERIT sanitary, heat pump options where applicable. Scope drives the lender-ready quote.
Step Four
Issue Quote Pack
Full itemised quotation issued in lender-ready format — system spec, module dimensions, compliance pathway, lead time, payment schedule, and certification documentation. Typical response within 48 hours (Mon–Fri) of scope confirmation.
Step Five
Finance Assessment
Quote pack submitted to approved third-party finance partners for lender assessment. Eligibility is subject to credit approval, status, and confirmed specification. KC Modular Buildings provides the scope documentation — the lender makes the credit decision independently.
Step Six · Final Stage
Manufacture, Deliver & Install
Finance confirmed, order placed. 90% factory-completed modules manufactured to confirmed specification, delivered UK-wide by HIAB, and installed on programme. Typical lead time 8–12 weeks (ISO Frame) or 12–16 weeks (bespoke) from confirmed order.

Common Questions · Finance & Procurement
Finance FAQs
Answers to the most common questions about modular building finance routes, quote packs, and procurement timelines.
Do you offer finance for all building types? +
Finance routes can be explored for ISO Frame, Bespoke Steel Frame, and Timber Frame projects. Eligibility and terms are subject to lender assessment and confirmed specification. Use case and build system are confirmed at Steps 1–2 of the finance pathway before assessment begins.
Can you show “from £/month” examples? +
Indicative examples can be provided once scope, system, and term are confirmed. Final monthly figures depend on lender assessment, confirmed term (3–7 years), deposit, fees, and inclusions. No monthly figures are published without a confirmed specification — this protects you from misleading estimates.
What do you need to prepare a finance-ready quote pack? +
To prepare a lender-ready quote pack we need:
- →Use case — office, welfare, classroom, healthcare, accommodation, etc.
- →Preferred system — ISO Frame, Bespoke Steel, or Timber Frame (if known)
- →Size & layout — approximate floor area or module count
- →Site postcode & access notes — for HIAB delivery feasibility
- →Desired timeline — target on-site date or programme start
Is delivery and installation included in finance? +
This depends on the confirmed scope and finance structure. HIAB delivery and installation can be included in the financed amount — inclusions are defined clearly in the quote pack before any monthly figures are modelled. Typical delivery cost: £2,750 HIAB + £16,500 installation (ISO Frame example, subject to site and specification).
How long does the finance assessment take? +
Once the quote pack is submitted to the lender (Step 5), assessment typically takes 1–2 weeks. The full process from initial enquiry to confirmed order is typically 2–4 weeks. Manufacture begins after order confirmation — 8–12 weeks for ISO Frame, 12–16 weeks for bespoke.
What is the minimum project value for finance? +
There is no fixed minimum order quantity — single units and prototype projects are fully supported. Finance suitability depends on lender criteria, not on KC Modular Buildings’ minimum order policy. Typical single-unit projects range from £25,000–£100,000; larger programmes from £500,000–£2,000,000+.
Do you offer hire-to-buy on modular buildings? +
Yes — hire-to-buy is available on ISO Frame units. This allows you to begin with a hire arrangement and transition to ownership. Terms, deposit, and conversion conditions are confirmed at the quote stage. Hire-to-buy is particularly suited to contractors and commercial clients who need immediate deployment with a path to ownership.
What payment terms apply to a standard purchase? +
Standard payment terms for a direct purchase are:
- → 40% deposit on order confirmation
- → 55% prior to delivery
- → 5% within 14 days of installation completion
Milestone payments, framework call-off, and deferred delivery payment structures are available for larger or phased programmes. No consumer credit or personal finance is offered.
ⓘ Finance is arranged through approved third-party partners. KC Modular Buildings does not provide consumer credit. All terms, eligibility, and monthly figures are subject to lender assessment and confirmed specification. See UK Building Regulations for compliance reference.
