What are the CDM 2015 welfare requirements for a construction site?
Under CDM 2015 Schedule 2, all construction sites must provide: toilets (male, female and DDA accessible), washing facilities with hot and cold running water, rest and eating facilities with heating, facilities for changing and storing clothing, and drinking water. The number of toilets required is set by HSE CIS18 — for example, 1–5 workers requires 1 toilet, 6–25 workers requires 2 toilets, and so on.

How quickly can you deliver a modular welfare unit to site?
ISO frame temporary welfare units (System 1) and combo welfare units (System 5) can be delivered and installed within 48–72 hours of order confirmation, subject to site access and availability. These are held in stock and require minimal site preparation — typically a level hardstanding or screw pile foundation.

What is the difference between hiring and buying a modular welfare unit?
Hiring is ideal for short-term contracts, temporary sites or projects where welfare requirements will change. Hire rates start from £75/week for ISO frame units and £95/week for combo units. No long-term commitment — units can be collected when no longer needed.
Buying is more cost-effective for projects lasting 12 months or more, or where the unit will be redeployed across multiple sites. Buy prices start from £12,500 for ISO frame units. Hire-to-buy is also available — hire payments contribute towards the purchase price.
Payment terms: 40% deposit, 55% before delivery, 5% within 14 days. Asset finance and lease options are available for larger purchases.
Do modular welfare units need planning permission?
Temporary modular welfare units used on active construction sites generally fall under permitted development rights and do not require planning permission, provided they are removed when the project is complete. This applies to ISO frame hire units (System 1) and combo units (System 5) used as temporary site welfare.

Are your modular welfare units DDA and Part M accessible?
Yes. DDA and Building Regulations Part M accessible options are available across all five systems. Accessible features include: wider doorways (minimum 850mm clear), level access or ramped entry, grab rails, low-level fittings, wall-hung WCs at accessible height, emergency pull cord, and turning circles for wheelchair users.
CDM 2015 requires accessible welfare provision for disabled workers. All our DDA units are designed to meet Part M requirements and can be specified with anti-ligature fittings for healthcare and secure environments.
What site preparation is needed for a modular welfare unit?
Minimal site preparation is required. ISO frame units (Systems 1, 2 and 5) can be placed on a level hardstanding, concrete pad or screw pile foundation. Average foundation cost is under £1,000. The site must have adequate crane or telehandler access for lifting and positioning.
Connections required: mains water supply (or bowser for remote sites), mains drainage (or holding tank), and 230V electrical supply (or generator). We can advise on connection requirements for your specific site during the quotation process.
Can modular welfare units be stacked or linked together?
Yes. ISO frame units (Systems 1 and 2) can be stacked up to 2–3 floors with integrated staircases and interconnecting doors. Bespoke modular buildings (System 3) can be designed up to 3 floors with lift-shaft provision. Multiple units can also be linked side-by-side to create larger welfare complexes.
This makes our modular welfare systems ideal for large infrastructure projects requiring welfare villages for 100–1,000+ workers. Units can be added as your workforce grows and removed as the project winds down — fully scalable and relocatable.
