Architectural 10.35m × 6m portable modular building supplied shell & core
A distinctive portable modular building with angled feature glazing, wood-effect elevations and architectural parapet details, supplied as an insulated shell ready for project-specific internal fit-out.
The building measures 10.35m × 6.00m and provides approximately 62.10m² of gross external footprint. Its V-design front elevation uses large fixed and opening angled PVC windows with tinted glazing to create a strong customer-facing appearance.
The shell includes an insulated mono-pitch roof, insulated external walls, steel floor structure with OSB deck, aluminium entrance door, architectural parapets, decorative angled panels, gutters, flashings and external ventilation grilles.
The building is intentionally supplied without final flooring, internal partitions, internal doors, electrical installation or water and drainage installation. This allows the purchaser to complete the interior around the intended office, showroom, marketing, retail or commercial use.
Groundworks, prepared level base, utility service points and unloading crane are also outside the standard shell-and-core scope.

Yes. The shell can be developed into office, showroom, marketing, sales or other commercial accommodation, subject to the required internal design, services and statutory approvals.
Is this a finished turnkey modular building?
No. This product is deliberately offered as shell and core. A separate fit-out package can be discussed if a completed interior is required.
