Stone Model | Commercial showroom shell
An 11m × 6m modular showroom building with stone and Golden Oak-effect elevations
The Stone Model modular showroom building provides a 66m² gross external shell for a separately planned showroom, sales office or customer-facing commercial interior. Stone façade cladding, Golden Oak-effect steel panels and raised decorative features give the exterior a distinctive architectural appearance.
The building envelope includes a steel construction frame, 120mm PIR-core wall panels, 120mm PIR-core roof panels with a protective membrane, and an insulated, double-coated steel floor finished with a 22mm OSB structural deck. The floor covering and internal layout are left for the agreed fit-out.
One single aluminium entrance door and six UPVC windows are specified, all at 1100 × 2100mm. Four windows are fixed and two are openable. The door and window glazing is laminated safety double glazing with dark glass; the opening method for the two openable windows is confirmed in the window schedule.
The architectural package includes a V-shaped decorative arch consisting of ten pieces, a decorative crown across the front and both sides, a raised roof cover and an integrated gutter system. The approved elevations define the relationship between these features and the stone and Golden Oak-effect finishes.
Delivery and an assembly team are provided within the stated price. The crane and specified 3m spreader beam are separately arranged. Electrical and water/drainage installations, partitions, internal doors and final floor coverings are not part of the shell price.

Frequently asked questions
What is the Stone Model modular showroom building?
It is an 11m × 6m steel-frame building supplied as a shell and core, with PIR insulated roof and walls, laminated safety double glazing, stone cladding and Golden Oak-effect steel panels. Its interior is fitted out separately for the agreed use.
What is the listed price?
The stated price is £55,750 excluding VAT. With the configured 20% VAT rate, the product amount is £66,900 including VAT. Delivery and provision of an assembly team are included; the separately agreed items are additional.
What size is the building?
External dimensions are 11.00m × 6.00m, giving a calculated gross external footprint of 66.00m². Net internal area and internal height are confirmed on the final drawings, not inferred from another model.
What roof and wall insulation is included?
Both the roof and external walls use 120mm sandwich panels with PIR insulation cores. The roof also has a protective membrane. Its material and specification are confirmed in the roof schedule.
Are the windows double or triple glazed?
The specified windows and aluminium entrance door have laminated safety double glazing with dark glass. Triple glazing is not the stated Stone Model specification.
How many doors and windows are supplied?
The schedule specifies one single aluminium entrance door, four fixed UPVC windows and two openable UPVC windows. Each is stated at 1100 × 2100mm. The exact operation of the openable windows is agreed separately.
Are stone cladding and Golden Oak finishes included?
Yes. The exterior specification includes façade stone cladding and steel-sheet cladding in Golden Oak effect, together with the ten-piece decorative arch, front-and-side crown and raised roof cover. Exact products, colours and coverage follow the approved elevations.
Does shell and core include a finished floor and electrics?
No. The included floor ends at the 22mm OSB structural deck. Decorative flooring, electrical and water/drainage installations, internal partitions and internal doors are separately agreed.
Are delivery, assembly and crane unloading all included?
Delivery and an assembly team are included. The unloading crane and the listed 3m spreader beam are separate-agreement items. The written order defines the team tasks and distinguishes building assembly from fit-out, lifting and final service connections.
What technical documentation is supplied?
Technical documentation is available for adaptation. The brief also lists adaptation documentation in three copies for separate agreement. Confirm the base documents, local adaptation work, language, content and final copy requirements in the order.
Can this be fitted out as a modular sales office?
Yes, the shell can be planned for sales consultations, reception, displays or office work. Those uses require an agreed interior layout, services, access arrangements and any applicable approvals; they are not completed fit-outs included with the shell.
Do I need permission or approval for the installation?
Confirm the requirements for the site and intended use before ordering. Planning permission and Building Regulations approval are separate matters. See GOV.UK planning guidance and Building Regulations approval guidance; check the relevant jurisdiction for the project.
What is the delivery programme?
No fixed manufacturing or delivery lead time is stated for this model. Confirm the programme when the specification, site arrangements and order terms are agreed.
Where can I view the wider catalogue?
