All lodges are manufactured to EN 1647 (residential leisure accommodation) and BS 3632 (residential park homes) standards. Furthermore, TÜV and NCC certification is included as standard, ensuring acceptance by UK holiday park operators and insurers.
Superior Thermal Performance
C24 structural timber frame with Rockwool Superrock insulation achieves wall U-values of 0.25–0.28 W/m²K. Triple-glazed windows deliver 0.7 W/m²K. Consequently, heating costs are significantly reduced compared to standard static caravans.
Galvanised Chassis Mobility System
Each unit is mounted on a hot-dip galvanised steel chassis with integrated axle points, enabling relocation without structural modification. Additionally, chassis design complies with mobile home classification requirements for park licensing purposes.
8–14 Week UK Delivery
Factory manufacture runs in parallel with site preparation, compressing the overall programme. Standard lodge units are typically delivered and installed within 8–14 weeks of order confirmation, including full fit-out and commissioning.

Every unit is manufactured using C24 graded structural timber, Rockwool insulation, and triple-glazed residential windows — delivering thermal performance that exceeds most traditional static caravans by a significant margin.
Furthermore, each lodge is mounted on a hot-dip galvanised steel chassis with integrated axle points, ensuring compliance with mobile home classification requirements whilst maintaining the structural integrity and comfort of a permanent residential dwelling.

EN 1647
Residential Leisure Accommodation
EN 1647 is the European standard for residential leisure accommodation vehicles. It specifies minimum requirements for thermal insulation, structural integrity, ventilation, and safety systems for units intended for seasonal or year-round occupancy in leisure settings.
All KC Modular Lodge Line units are manufactured to EN 1647 as standard, with certification documentation provided at handover. Consequently, park operators can demonstrate compliance to licensing authorities without additional testing.
BS 3632
Residential Park Homes
BS 3632 is the British Standard for residential park homes, covering structural performance, thermal efficiency, fire safety, and habitability for year-round occupation. Units certified to BS 3632 are accepted by residential park operators and mortgage lenders.
Furthermore, BS 3632 certification supports compliance with the Mobile Homes Act 1983 (as amended), which governs the rights and obligations of residential park home occupiers and site owners in England and Wales.
TÜV Certified
Independent Technical Verification
TÜV certification provides independent third-party verification of structural, thermal, and safety performance. It is widely recognised by UK and European park operators, insurers, and local authorities as evidence of manufacturing quality and compliance.
TÜV certification is included as standard with every lodge. Additionally, the certification documentation supports planning applications, insurance underwriting, and park licensing submissions.
NCC Approved
National Caravan Council
The National Caravan Council (NCC) is the UK trade body for the caravan and holiday home industry. NCC approval confirms that a lodge meets industry standards for construction, safety, and performance, and is a requirement for many UK holiday park operators.
NCC approval documentation is provided at handover. Consequently, park operators can immediately register units with their licensing authority and insurance provider without delay.

A static caravan is a factory-built unit designed for seasonal holiday use, typically certified to EN 1647. It is mounted on a chassis and can be relocated, although it is generally positioned on a permanent pitch for the duration of its operational life.
A lodge is a premium, larger unit designed for year-round occupation, typically certified to both EN 1647 and BS 3632. Lodges feature higher insulation standards, more generous internal dimensions, and premium finishes comparable to a permanent residential property.
All units in the KC Modular Lodge Line are manufactured to lodge specification as standard, with EN 1647, BS 3632, TÜV, and NCC certification included.

Standard lodge sizes range from 6m × 3m (18m²) to 12m × 6m (72m²), covering 1-bedroom to 4-bedroom configurations. Standard widths are 3m, 3.5m, 4m, 4.5m, and 6m, with lengths from 6m to 12m.
Bespoke layouts are available with no minimum order. We can accommodate non-standard dimensions, open-plan configurations, accessible layouts, and park-branded exterior finishes. Bespoke projects typically add 2–4 weeks to the standard 8–12 week programme.

Standard lodge models from the LARK Series are typically manufactured and delivered within 8–12 weeks from deposit and confirmed order. Bespoke or heavily customised units typically require 10–16 weeks.
The programme includes design sign-off (1–2 weeks), factory manufacture (6–10 weeks), quality inspection, transport logistics, and on-site installation (1–3 days per unit depending on access and groundworks).
For volume orders of 5+ units, phased delivery programmes are available to align with your park development schedule. Please indicate your preferred delivery window when requesting a quote.
Standard payment terms are structured as follows:
- 40% deposit on order confirmation
- 55% prior to despatch from factory
- 5% within 14 days of installation completion
For volume orders of 5+ units, milestone-based payment programmes are available and negotiated individually. Asset finance and lease options are available via our lending partners for terms of 3–7 years, subject to status and credit approval.
Hire and hire-to-buy arrangements are also available for ISO-frame units. Please contact our team to discuss the most appropriate procurement route for your project.
KC Modular Buildings provides a full turnkey service including factory manufacture, transport logistics, HIAB crane delivery, and on-site installation. Delivery and installation are quoted separately based on your site location, access constraints, and ground conditions.
Our installation team manages the complete process from site survey through to final commissioning and handover. Groundworks and utility connections (electricity, water, drainage) are the responsibility of the client or their appointed contractor, although we can advise on requirements and coordinate with your groundworks team.
Site surveys are carried out prior to manufacture to confirm access, ground bearing capacity, and utility connection points. This ensures a smooth, delay-free installation on the day.
Every lodge in the KC Modular Lodge Line is covered by the following warranty structure:
- 15 years — Structural frame (timber, chassis, fixings)
- 10 years — Insulated panels and roof membrane
- 5 years — Windows, doors, and external cladding
- 25 years — GEBERIT plumbing systems
- 25 years — FIBO hygiene wall panels
- 24 months — Internal workmanship and installation
Extended warranties are available for public sector, education, and volume orders. All warranty terms are provided in writing at handover and are transferable to subsequent owners for the duration of the warranty period.
Yes. Lodges certified to BS 3632 are suitable for year-round permanent residential occupation on licensed residential park home sites. BS 3632 certification is accepted by residential park operators, local authorities, and mortgage lenders for this purpose.
Residential use on a park home site is governed by the Mobile Homes Act 1983 (as amended by the Mobile Homes Act 2013), which provides occupiers with significant security of tenure and legal protections. We recommend consulting a specialist park home solicitor before entering into a residential park home agreement.
For holiday use only (seasonal or short-term letting), EN 1647 certification is sufficient. Please confirm your intended use when requesting a quote so we can ensure the correct certification package is included.

For Wales and Scotland, all compliance documentation is provided in line with devolved building regulations and licensing frameworks. For European projects, we can supply units to CE marking and relevant national standards on request.
